Formula used
Price per sq ft = All-inclusive price ÷ Area
- All-inclusive price = base price plus parking, floor rise, PLC and development charges, excluding stamp duty and GST

Tips for using the Price per Sq Ft Analysis Calculator
- Add GST (5% for under-construction homes, 1% for affordable housing) when comparing with ready-to-move resale flats, which have no GST.
- A big gap between the carpet and super built-up rates signals high loading.
