About the Possession Timeline Calculator
What is the Possession Timeline Calculator?
Delays are common in under-construction projects. Under Section 18 of RERA, if the builder fails to hand over by the agreed date, a buyer who stays in the project is entitled to interest for every month of delay.
This possession delay calculator works out the promised and expected dates, the interest you can claim on the amount paid, and compares it with the extra rent you pay while waiting.
How to use the Possession Timeline Calculator
- Agreement Date (sample: 15 Jan 2025)
- Promised Possession (months from agreement) (sample: 36)
- Expected Delay (months) (sample: 6)
- Amount Paid to the Builder (₹) (sample: 60,00,000)
- Delay Interest Rate under RERA (% per year) (sample: 10.9)
- Rent You Pay While Waiting (₹ per month) (sample: 25,000)
- Press Check Possession Timeline (results also refresh as you type). The result card shows the Expected Possession Date, along with Promised possession date, RERA delay interest you can claim, Extra rent paid during the delay and Net cost of the delay after compensation.
Formula used
Delay interest = Amount paid × Rate ÷ 12 × Months of delay
- Rate = as prescribed by state RERA rules, commonly SBI's highest MCLR + 2%
Alternatively, the buyer can withdraw and claim a full refund with interest.

Tips for using the Possession Timeline Calculator
- Check the possession date registered on the state RERA website, not just the brochure.
- Keep all payment receipts; interest is due on the amount actually paid.
- File a complaint with the state RERA authority if the builder does not pay.
