About the Maintenance Cost Calculator
What is the Maintenance Cost Calculator?
Housing societies and RWAs charge maintenance for security, housekeeping, lifts, common electricity and repairs. This society maintenance calculator adds up the rate per sq ft, sinking fund and other charges.
If the society is registered for GST and your monthly charge exceeds ₹7,500, GST at 18% applies on the whole amount, not just the excess.
How to use the Maintenance Cost Calculator
- Area Charged (sq ft) (sample: 1,200)
- Maintenance Rate (₹ per sq ft per month) (sample: 4)
- Sinking / Repair Fund (₹ per month) (sample: 500)
- Other Charges – parking, water, clubhouse (₹ per month) (sample: 300)
- Society Registered for GST? (sample: Yes)
- Press Calculate Maintenance (results also refresh as you type). The result card shows the Monthly Maintenance Payable, along with Maintenance before GST, GST (18%), Yearly maintenance and GST rule.
Formula used
Monthly maintenance = Area × Rate + Sinking fund + Other charges (+ 18% GST if above ₹7,500)
- Area = the area your society bills on – carpet, built-up or super built-up
The GST exemption applies only when the charge is up to ₹7,500 per member per month, or the RWA's turnover is under ₹20 lakh a year.

Tips for using the Maintenance Cost Calculator
- Ask the society which area it bills on; super built-up billing can be 30–40% higher.
- Sinking fund contributions go toward major repairs and are usually a fixed amount or a small % of construction cost.
- Maintenance paid for a let-out flat is not separately deductible; the 30% standard deduction covers it.
