About the EMI Increase Interest Savings Calculator
What is the EMI Increase Interest Savings Calculator?
Raising your EMI a little every year — in step with salary hikes — is one of the most powerful ways to pay off a long loan early. Because every extra rupee reduces principal, the interest saved compounds over the remaining tenure.
Enter the loan, rate, original tenure and the yearly EMI increase. This EMI step-up calculator shows when the loan will close, how many months you save and the total interest saved compared with a flat EMI.
How to use the EMI Increase Interest Savings Calculator
- Loan Amount (₹) (sample: 50,00,000)
- Interest Rate (% per year) (sample: 8.5)
- Original Tenure (years) (sample: 20)
- Increase EMI Every Year by (%) (sample: 5)
- Press Calculate Savings (results also refresh as you type). The result card shows the Interest Saved, along with Loan closes in, Months saved, Starting EMI and Interest with regular EMI.
Formula used
EMI in year k = Base EMI × (1 + g)^(k − 1)
- Base EMI = the standard EMI for the original tenure
- g = the yearly increase
Each month interest = balance × r ÷ 12, and the rest of the EMI reduces the balance until it reaches zero.

Tips for using the EMI Increase Interest Savings Calculator
- A 5% yearly increase can cut a 20-year loan to about 12 years.
- Ask your lender to increase the EMI rather than making ad-hoc prepayments if you prefer a fixed routine.
- Weigh the saving against investing the same money; at home-loan rates of 8–9%, prepaying is a solid risk-free return.
